THE BUILDING PRICE ISN’T THE REAL PROJECT COST?

When comparing modular housing with traditional construction, looking only at the price per square metre can be misleading.

A conventional building project can involve:

• Long construction timelines

• Multiple contractors and subcontractors

• Labour and site-management costs

• Material waste and price fluctuations

• Weather-related delays

• Equipment and temporary site infrastructure

• Greater exposure to cost overruns Modular construction changes the equation.

A large portion of the structure can be manufactured in a controlled factory environment before arriving on site — reducing on-site construction requirements and making project costs and timelines easier to plan.

But modular does not mean “zero additional costs.”

A complete project may still require:

Transportation and logistics  Foundations and site preparation

 Crane/unloading where required

Utility connections  Engineering, permits and local approvals

Customs/import charges where applicable  Installation and finishing work.

The key question isn't simply:

“Which house is cheaper?”

It is: “What will the entire project cost from concept to ready-to-use?”

That is where modular construction can become particularly powerful for developments requiring speed, repeatability and scalable deployment.
